Experience working in Flood Zones

Building in Tampa Bay means working with flood zones, elevation rules, and coastal conditions on every project. We design each home from the ground up to meet FEMA requirements, local codes, and site-specific challenges—so there are no surprises later in the process.

Energy-Efficient & Future-Proof

Homes are built for Florida’s climate with systems and materials that reduce energy use and handle heat, humidity, and storms.

From insulation to windows and HVAC, every decision is made to keep operating costs predictable over time.

Tested &

Certified:

Designed and built to meet FEMA guidelines and local Florida building codes, with real-world performance across Tampa Bay projects.

Every KH Build floor plan starts with real engineering for flood-zone construction—elevation strategy, structure, materials, and systems are built around FEMA requirements and Tampa Bay conditions from day one. This isn’t something we “add later.” It’s the foundation of the home, designed to perform on the actual lot it’s built on.

We don’t separate design from reality. What you see on paper is already aligned with budget, permitting, and construction. That’s how we keep projects predictable. With developer-direct pricing and long-term subcontractor relationships, clients get access to pricing that’s typically more stable than retail construction. And with our turn-key approach, the home doesn’t stop at structure—it’s delivered fully thought through, including a custom interior package and continued design support to make sure the final result matches the vision.

Process

It starts with a quick conversation to understand your lot, goals, and budget. From there, we run a lot fit study to define what can actually be built. Then we move into a discovery phase, aligning vision, lifestyle, and financial framework before design goes too far.

Next comes survey and soil data, followed by architecture and structural design—everything built around real site conditions. We lock in early budgeting, then move into interior and exterior design, permitting, and full pre-construction setup.

Once construction starts, the process is managed end-to-end with regular updates and clear communication. The goal is simple: deliver a finished, turn-key home that feels complete the moment you walk in.

As part of that turn-key approach, we design the full interior and stay involved after completion with up to six months of design oversight—making sure the vision is executed properly and the space becomes a home that actually feels right to live in.
